Palmdale is a city in the center of northern Los Angeles County in the U.S. state of California. The San Gabriel Mountains separate Palmdale from the City of Los Angeles.
On August 24, 1962, Palmdale became the first community in the Antelope Valley to incorporate. 47 years later, in November 2009, voters approved making it a charter city. Its population was 152,750 at the 2010 census, up from 116,670 at the 2000 census. Palmdale is the 33rd most populous city in California. In 2013, the Palmdale / Lancaster urban area had an estimated population of 513,547.
Lancaster is located approximately 70 miles (110 km) north (by highway) of downtown Los Angeles, near the Kern County line. It is separated from the Los Angeles Basin by the San Gabriel Mountains to the south, and from Bakersfield and the San Joaquin Valley by the Tehachapi Mountains to the north. The population of Lancaster grew from 37,000 at the time of its incorporation in 1977 to over 156,000 in 2010. According to the Greater Antelope Valley Economic Alliance report of 2015, Lancaster has a population of 168,049.
Most real estate professionals and mortgage lenders recommend pre-qualifying for a loan before selecting a home to purchase. This process will help you:
Determine the price range you can afford.
Understand the types of loans you qualify for.
Determine what your monthly payment will be.
Estimate the down payment and closing costs.
The Loan Process
Your Sales Associate can help you select a mortgage lender. Once you have made your decision, these are the steps of the process:
Application - All pertinent documentation is obtained. Fees and down payments are discussed, and the borrower will receive a Good Faith Estimate (GFE) and a Truth-in-lending statement (TIL), itemizing the rates and associated costs for the loan.
You will be asked to provide certain documents to your lender in order that your loan can be processed in a timely manner.
Loan Submission - Once all the necessary documentation is in, your completed file is submitted to a lender for approval.
Loan Approval (Underwriting) - Loan approval, or underwriting, generally takes 24 to 72 hours. All parties are notified of the approval and any loan conditions that must be received before the loan can close.
Closing - Once all parties have signed the loan documents, they are returned to the lender. If all the forms have been properly executed, the lender sends the loan funds by wire transfer. At this point, the borrower finishes the loan process and actually buys the house.
